Možný postup odborníka při výpočtu hodnocení rodinného domu v Brně s příslušenství před a po rekonstrukci. Příspěvek se zabývá zhodnocením nemovitosti po výstavbě a rekonstrukci majetku během společného vlastnictví manželů po dobu trvání a po jejich vzájemném koexistenci. Tento problém poskytuje právní přehled, který poskytuje základní informace o souvisejících právních předpisech. Samotná povaha bezdůvodného obohacení je popsána s tím, že při stanovení výše vzniklé škody se jedná především o to, jak se tato škoda projevila ve vlastnictví poškozeného. Na příkladu praxe popisuje úskalí, s nimiž se setká s odborníkem při zpracování takového úkolu. Jedním z důležitých kroků v tomto případě je poskytnout dostatečný počet dokumentů, které popisují technický stav cenného majetku před a po rekonstrukci. Práce se také zabývá analýzou konečných hodnot ocenění vypočítaných doporučenými metodami a jejich srovnáním s investicemi do nemovitostí některými provedenými pracemi. Tato analýza jednoznačně prokázala rozdíl mezi částkou investovanou do provedené práce a samotným oceněním nemovitostí a stanovil objem celkové rekonstrukce a dopad místa, ve kterém je oceněná nemovitost umístěna.

Possible procedure of an expert in the calculation of the evaluation of the family house in Brno with accessories before and after reconstruction.The contribution deals with the evaluation of the real estate after the construction and reconstruction of the property during the joint ownership of the spouses during the duration and after their mutual co-existence. A legal overview is provided on this issue, which provides basic information on related legislation. The very nature of unjust enrichment is described, with the point that, in determining the amount of damage caused, it is primarily about how this damage was reflected in the property of the injured party. On the example of practice, he describes the pitfalls encountered by an expert in processing such a task. One of the important steps in this case is to provide a sufficient number of documents that describe the technical state of the valued property before and after the reconstruction. The paper also deals with the analysis of the final values of the valuations calculated by the recommended methods and their comparison with the investment in the real estate by certain performed works. This analysis unequivocally demonstrated the difference between the amount invested in the work performed and the real estate valuation itself, and determined the volume of the total reconstruction and the impact of the site in which the valued property is located assignificant.
