Original Abstract

Záměrem příspěvku je vymezit atributy developerské činnosti ve stavebnictví v podmínkách ČR. Pro lepší uchopení problematiky a s přihlédnutím k vymezenému cíli a způsobu jeho naplnění autoři zvolili kvalitativní výzkum. Atributy developera byly vymezeny s využitím poznatků uvedených v odborné literatuře a na základě výzkumu, kterému bylo podrobeno 27 členů Asociace developerů z. s. Ze zkoumaného vzorku vyplynula mj. převaha zahraniční majetkové kontroly u sledovaných subjektů; výsledky rovněž prokazují zapojení sledovaných subjektů do širších holdingových struktur. Relativně malý počet zaměstnanců u sledovaných subjektů ve spojení s dalšími faktory a ukazateli indikuje fakt, že i v podmínkách ČR je pro developerské projekty ve stavebnictví využíván tzv. institut Special Purpose Vehicle.

English abstract

The aim of this paper is to define the attributes of development activities in the construction industry in the Czech Republic. To understand better the issue and taking account of defined purpose and the way of its fulfillment, the authors have chosen qualitative research for meeting the aim set. The developer's attributes have been defined using the results of literature review and the results of the research in which 27 members of the Developers´ Association of the Czech Republic were investigated. The results based on the sample research have shown, among others, the predominance of foreign property control in the subjects included in the research; the results also demonstrate the inclusion of the subjects in a broader holding structures. The relatively small numbers of employees engaged in the subjects included in research study indicate - in conjunction with other factors and indicators - that even in the Czech Republic so-called Special Purpuse Vehicles are used for real estate development project in construction industry.
