Gentrifikace je socio-kulturně-ekonomickou transformací deprivované oblasti v centrální části města. Jedná se o proces, kdy přicházejí do oblasti tzv. pionýři, kteří čtvrť pozvednou z pohledu kulturního. V oblasti začnou vznikat nové podniky, začne se o lokalitě veřejně mluvit a tato pozornost přitáhne nové obyvatele tzv. gentrifikanty. Lokalita je měněna z pohledu sociálního. Se zvýšenou poptávkou po bydlení se začnou zvedat ceny nájmů a nemovitostí v oblasti. Dochází k ekonomické transformaci. O tom přoč gentrifikace vzniká mluví hlavní dvě teorie: teorie výrobní strany a teorie spotřební strany. Přičemž její iniciátoři můžou být jak ze soukromé sféry, tak ze sféry státní. Průběh gentrifikace je u většiny lokalit velmi podobný. Rozdělení do jednotlivých stádií provedl v roce 1979 Philil L. Clay a tento model je využíván dodnes. Gentrifikace je z pohledu hodnocení velmi složitý jev, jelikož i přes velká, na první pohled znatelná, pozitiva s sebou nese negativní dopady.

Gentrification is a socio-cultural-economic transformation of a deprived area in the central part of the city. It is a process when so-called pioneers come to the area and raise the district from a cultural point of view. New businesses start to emerge in the area, the locality is discussed publicly and this attention attracts new residents, so-called gentrifiers. The location is changing from a social point of view. With the increased demand for housing, rental and real estate prices in the area will begin to rise. There is an economic transformation. This is why the main two theories speak of why gentrification arises: the theory of the production side and the theory of the consumer side. Its initiators can be both from the private sphere and from the state sphere. The course of gentrification is very similar in most localities. The division into individual stages was realized in 1979 by Philip L. Clay and this model is still used today. Gentrification is a very complex phenomenon from the point of view of evaluation, because despite the large, at first glance noticeable, positives have negative effects.
