In the area of the property valuation we can often come across the fact that there are played off administrative valuation (according to the law no.151/97 Coll., the property valuation) against market valuation without the view to the fact that their object is different. Remember that the property valuation can be done in two ways in the legislative conditions of the Czech Republic, according to the law no. 526/1990 Coll., about prices. Firstly it can be done by “price negotiated” by buying agreement or selling agreement, secondly by “ascertained price” for other object then for the selling objects. The aim of our article is to approximate that methodology of the property valuation of the chosen types of property (real estate, enterprises, and personal estate) which are used at the expert valuation in the time of nowadays given legislative conditions. And to warn of the problems of the forensic expert work experience.
